New Castle County, DE

In July 2025, New Castle County  saw a 1.6% increase in home sales compared to the previous year, along with a 7.1% rise in the median sales price—from $350,000 to $375,000. Pending sales also rose 2.1% year-over-year.

 

Kent County, DE

In July 2025, Kent County experienced a 2.4% decline in homes sold compared to July 2024, while the median sales price held steady at $339,900. The number of homes going under contract that month saw a slight 0.9% increase from a year earlier.

 

Sussex County, DE

Home sales in Sussex County rose 3.0% in the seventh month of 2025 compared to the same time last year, while the median sales price climbed 2.2%, from $450,000 to $459,900. The number of pending sales dipped 2.4% year-over-year.

 

Southern Chester County, PA

Southern Chester County experienced a 1.0% decrease in homes sold in July 2025 compared to July 2024, while the median sales price rose 5.6% from $555,275 to $586,500. The number of homes going under contract that month fell 3.3% year over year.

 

Cecil County, MD

For the 7th month of 2025, Cecil County saw a 4.6% drop in homes sold compared to July 2024, along with a 2.8% decline in the median sales price from $360,000 to $350,000. The number of homes going under contract that month edged up 0.4% year over year.
